Yes—tell us which improvement matters first. A focused patio, deck, kitchen or fence project can be reviewed on its own. Where future phases are likely, we discuss access, utility routes and connections early so the first phase does not unnecessarily block later work.

The answer depends on the level of the home’s doors, yard grade, intended use, budget and maintenance preferences. Patios generally provide a ground-level paved surface; decks use a supporting structure. Some properties benefit from both, connected by an appropriately designed transition.

Only if its condition, connections, dimensions and intended use support the proposed work. Resurfacing is not a substitute for correcting damaged framing. Areas hidden by existing boards may need further inspection after removal, and any required changes are reviewed before proceeding.

Sometimes. The cause, extent and condition of the paving and supporting base determine the options. Relaying a small area, rebuilding the base, changing drainage or replacing the patio are different scopes. A new finish alone does not solve an unresolved underlying problem.

We review new fencing, replacement sections and gate improvements for the property. The proposal identifies materials, removal, posts, gates and preparation. Boundaries and applicable placement rules must be addressed before the line is confirmed; automated or specialty systems need separate review.

Possibly. We review the supporting structure or base, appliance weights, outdoor suitability, clearances, ventilation, utilities and service access. A kitchen cannot be assumed to fit safely on an existing surface solely because there is enough visible space.

Only when listed in the proposal. Appliance purchasing, delivery, connections, lighting, roof or pergola work and fire features have separate requirements. We identify responsibilities, appropriate trades and any additional approvals before adding them to the scope.

Requirements depend on the city, property and proposed work. A deck, grade change, utility alteration, cover or fence can be subject to different rules. The proposal identifies required approvals, who handles them and associated fees. A permit exemption does not remove other applicable requirements.

Responsibilities are agreed before excavation or fence placement. Survey information may be needed to establish a boundary. Utility locating is planned before digging, and privately owned lines may need separate identification. Do not rely on the position of an old fence or assume one locate identifies every private service.

Cost follows the approved scope: area, access, demolition, base or structural work, drainage, materials, features, utilities and approvals all matter. We prepare a project-specific proposal rather than an unexplained price per square foot. Allowances and exclusions are identified before approval.

Design, approvals and material ordering are separate from active construction. We discuss closed areas, delivery access, pets, gates and any utility interruptions before work starts. Weather, existing conditions and product curing or setting requirements can affect the schedule and when an area can reopen.

Our team explains the appropriate next step and any consultation, site-visit or design fee before scheduling. An initial request does not automatically include measured plans, engineering, renderings or unlimited revisions. Those deliverables belong in a written scope when needed.

Ask before ordering. Product suitability, quantities, accessories, lead time and responsibility for shortages or damaged items need review. Acceptance of customer-supplied materials and any resulting warranty responsibilities must be confirmed in the proposal.

Your agreement identifies the applicable workmanship coverage, its duration and exclusions. Product and appliance warranties are separate. At handover, we review relevant care and return-to-use guidance and explain how to contact the team about a concern.
